Malibu Real Estate: Building Your Own Home

Posted by Brix as Shared Views

Having a new home built from scratch is for most home buyers a very exciting opportunity. New home construction carries with it many pitfalls; such as how the new home will be financed. According to research, 10% of loan originators issue more than one construction loan a year. Most loan originators do not have much if any experience when it comes to construction loans. This is true in market areas such as Malibu Real Estate.

When searching for your construction loan you should ask the loan originator the following questions: exactly how many construction loans do they approve per month, what are the sources of their funding, and do they have any. Also consider internet research. While searching online, know that many online applications for home loans are actually lead generators. Many online mortgage applications will collect your personal information and sell it to a third party.

One reason that most loan originators are inexperienced when it comes to issuing new construction home loans is because of the inherent difficulty of issuing such loans. When an underwriter is reviewing a new home construction application they must consider a wide variety of factors including: the ownership status of the land and whether or not a general contractor is involved, soft and.

In market ares such as Siesta Key Florida real estate, securing proper financing for your new home is difficult. If you feel you really want a brand new home, you want to consider purchasing a home within a subdivision. Home builders within subdivisions are notorious for being easy to work with. Often the home builder and the lender are either one in the same or closely linked, securing financing for a new home within a subdivision is much easier than obtaining a loan independently.

You give good advice. Unexperienced originators are so hard to deal with and it does slow down the construction.
